Bedgood spent his first half-dozen years as a real estate professional in Savannah, Ga., where he began cultivating the niche. He would canvass local neighborhoods and snap photos of midcentury modern homes, researching tax records and adding pertinent information to his database. Hed also personally reach out to homeowners, either by knocking on doors or sending a handwritten note. The intention was less about future sales and geared more toward simply introducing himself and expressing admiration for the condition and style of the home, something homeowners seemed to appreciate. “A lot of it was just approaching them and saying, ‘Hey, I live in a midcentury house too. I saw your house; its amazing. I love it, ” he says. “They want to talk about that. They want to share.
On the flip side, there are plenty of buyers who will avoid a listing without a garage, even if the location, price, and everything else about the house meets their approval. “They think, ‘Uh oh, no garage and move it to the bottom or off their list,” says Libbe Pavony, a real estate salesperson with Houlihan Lawrence in suburban Briarcliff Manor, N.Y. Real estate salesperson Steve Kempton with RE/MAX Community in Williamstown, N.J., is still looking for a buyer for a house he listed more than 70 days ago that has a garage that was converted to a recreation room. “Its hard even to get buyers in. But theres not much we can do since the seller feels the garage is an improvement rather than deterrent and doesnt want to convert it back,” he says.
Most design professionals agree that wallpaper can be an exciting alternative to spice up a few rooms—in moderation. “Too much wallpaper makes a house dizzying just as painting each room a very different, dramatic hue can,” Segal says. Most often, wallpaper is used best in entryways, powder rooms, dining rooms, and master bedrooms, says Rebecca Pogonitz of GOGO Design Group outside Chicago. New York–based designer Jody Sokol prefers to limit paper to two rooms on the main floor of a two-story home. In a one-story house or apartment, she thinks it fine to paper a few more areas as long as adjoining rooms flow together with the same paint color, eliminating choppiness.
An updated, stylish kitchen is said to improve a homes value and its odds for quick resale. At the same time, its helpful if a listing is something of a blank slate. “Its critical that a prospective buyer see themselves in the space—or at least be able to see the possibility of that,” says John Nations, construction manager for New Pointe Communities, a custom residential developer in San Diego. But design trends change regularly, making whats considered fashionable today possibly passé tomorrow. Some of us can remember when backsplashes were routinely decorated with tiles depicting fruit-filled cornucopias, but few buyers can see themselves prepping dinners or entertaining within such a space today. Same goes for dark wood kitchens with beams dangling with rustic baskets: Once cozy and romantic, theyre now looked upon as outdated and claustrophobic.
