Wallpaper made its debut centuries ago as a less costly alternative to tapestries used by affluent homeowners for decorating. In stark contrast, wallpaper today represents a luxury decorating tool. While the medium continues to cycle in and out of style, the pendulum has now swung in favor of wallpaper as more homeowners are eager for hues and patterns beyond the white, beige, and gray neutrals that have recently dominated interior palettes, says Chicago-based designer Tom Segal, principal of Kaufman Segal Design. But these arent the dainty floral or striped patterns of the past. Manufacturers such as Brooklyn, N.Y.–based Flavor Paper have introduced modern, sometimes funky patterns that include Andy Warhol floral prints and nature motifs. “[Wallpaper] lets my client start and end the day in a joyful way,” says interior designer Phillip Thomas. One of the reasons for the uptick in interest, he says, is because so many artisans now design papers that resemble exquisite works of art. “It gives homeowners an opportunity to create interest in certain rooms and differentiate spaces.”
Develop a concept board. You can help your sellers widen the pool of buyers by making it easier for possible future owners to see past an orange range, blue refrigerator, or countertop with exotic swirls. If they really dont want to change a thing, suggest to your sellers that they hire a designer to develop a concept board with samples of more tame choices and a rendering of new design options. “That way you take away the unknown, which to some can be overwhelming” for buyers, says Jennifer Ames, a real-estate salesperson with Coldwell Banker Residential Brokerage in Chicago. “The boards become a road map and you could help more by asking a contractor to estimate replacement costs.” How much might a board cost? Pogonitz hasnt yet designed one, but she estimates shed charge $350 to pull together two with different options. The price may vary by region, but the bottom line is that its not that expensive to present a clearer vision of whats possible.
Chicago designer Rebecca Pogonitz, founder of GOGO Design Group, credits the Scandinavian appreciation for a simpler, more soul-nourishing lifestyle—often known by the Danish term ”hygge” (pronounced hue-guh)—for this move toward coziness and comfort. “My clients crave time for self-care and family,” Pogonitz says. “Many had this growing up but now find their family members arent together at home even for dinner. They want to recreate that human connection.” Now, this desire is finding its way into home design by way of spaces that are sometimes called “pajama lounges,” a cutesy name that suggests a room in which to gather before bedroom, literally in PJs or sweats. This space is usually closer to bedrooms, often upstairs, as an intermediate area for intimate evening hours after dinner and before heading off to sleep. “Its a place that has a totally different identity from a downstairs living or family room,” says Stephan Burke, a real estate salesperson with Cassis Burke Collection at Brown Harris Stevens in Miami.
