Zoom in on whats extra-special. Good photography always helps a listing shine, but uber-personalized choices call for more than overall room shots, Katz says. He advises making certain features look aspirational—like theyre part of a curated Instagram feed. Pogonitz also sees social media as an inspiration for listing materials. “This is how millennials communicate, build interest, and gain followers,” she says, recommending agents use close-ups and short videos to relay a story about features that showcase personal style. However, if theres anything in the room that may not appeal, Kim Cantine with Coldwell Banker Village Green Realty in Rhinebeck, N.Y., suggests not highlighting it. “Buyers will see it in person, but you dont have to play it up,” she says.
Edibles. Eating healthy has inspired homeowners to grow their own produce, and for some, it adds an element of fun. Though small square footage will necessitate paring down the list of possibilities, some vegetables are propagated specifically for their small size, such as tomatoes, artichokes, and carrots, says Edward Furner, a landscape architect with Mariani Landscape in Lake Bluff, Ill., outside Chicago. Certain fruit trees have also been genetically developed for smaller spaces such as peaches, nectarines, and some citrus. To both eliminate a lot of kneeling and bending, try using galvanized horse troughs or big pots for planting since they dont require construction, suggests Sacramento, Calif.-based landscape designer Michael Glassman, co-author with this writer of The Garden Bible (Images Publishing, 2015). Edible flowers could also be considered. To make watering easy, add drip irrigation or soaker hoses.
As with other home improvements, costs to fashion pet-friendly spaces depend on the size of a room or area, level of finish, and labor costs. However, most animal lovers would never put a price tag on their choices since to them pets offer priceless benefits, from loyal friend to exercise partner to therapist, according to Lawrence Robinson and Jeanne Segal. As competition for tenants grows in many cities across the country, developers and managers of apartment and condominium buildings have concluded that catering to pet owners pays off. The first step is reducing or eliminating restrictions on pets, from number permitted to pet size, and then lowering or eliminating special fees for pet owners. But its also about the amenities that can be incorporated on site. Developers, architects, and planners began seeing pet parks as a major trend about a decade ago, around the time of the recession, says architect Bill Ramsey, principal with KTGY Architecture + Planning in Oakland, Calif. He notes that other pet-related amenities were slower to follow: “The grooming stations didnt gain much momentum until after the economy rebounded and are still on the edge of being a novelty. The more upscale the community, the more likely you are to see them offered as an amenity.”
No single color seems to have taken hold, according to Segal, but there is a growing preference for a rainbow of saturated hues rather than pale neutrals. Pogonitz agrees but stresses limiting bold color choices to a single room or two. Though they may be losing favorite now, neutrals still have their place, especially when patterns are small or paired with a texture, Segal says. And when the exact desired color cant be found, many manufacturers will make custom color papers. Oversized, bold geometrics and florals remain among the most popular newcomers overshadowing diminutive, sweet prints. Yet, a bold look requires some discretion. Barnett warns against using such patterns behind a television or on a wall that homeowners spend a lot of time facing directly.
