Ceilings dont have to be a flat plane, though its certainly easier and less costly to make this decision before construction or during a major remodeling and in a one-story space. Van Winkle has found coffered ceiling treatments are attracting a lot of attention these days among consumers. That could mean a pitched, vaulted, or arched shape that rises upward and provides a greater sense of airiness, drama, and light. Homebuyers who purchase townhomes in communities developed by Chicago-based Lexington Homes are increasingly requesting to upgrade to ceilings with volume, particularly tray designs in master and secondary bedrooms, says sales director Todd Lesher. “Ceiling upgrades are one of the most common selections we encourage buyers to make, as they do not add a lot of cost, but make a big impact,” he says. “Buyers like that the volume helps open up the space and make the rooms seem larger and more expansive.” Key to adding any volume to a ceiling is carefully considering the relationship of the elements to the size of the room to maintain proper visual scale, says Zuber. “You never put a tall ceiling in a small space or a short ceiling in a large room,” he says.
Because of its typically small square footage, the powder room is hands down the most popular room to paper, Segal says. For dining rooms, he suggests going with a dressy paper to make it look special. Choose a calming pattern and color for a master bedroom, where the goal is to unwind and sleep. Los Angeles–based designer John McClain says the decision to use it in any space depends on both the room and pattern. “You love a jungle print but you may not want to lie in your bed and stare at it,” he says. The room where wallpaper seems least desirable is the kitchen, particularly when its filled with attractive cabinetry, appliances, and tile. Its also used less in bathrooms due to potential damage from steam and water, though certain vinyl and commercial papers may hold up.
In the 1980s, garages grew larger to keep in scale with emerging McMansions. Some were finished with heating, painted floors, windows, and storage. And in the most extreme cases, they were converted into living space, which meant cars again had to be parked elsewhere. Now demand for a garage is decreasing with an emphasis on dense infill developments, walkable neighborhoods, and more car- and ride-sharing options. Chicago sales representative Jennifer Ames Lazarre with Coldwell Residential Brokerage recently listed and sold two high-end city homes without garages, each priced over $2 million. Other priorities will sometimes trump demand, too. On the flip side, there are plenty of buyers who will avoid a listing without a garage, even if the location, price, and everything else about the house meets their approval. “They think, ‘Uh oh, no garage and move it to the bottom or off their list,” says Libbe Pavony, a real estate salesperson with Houlihan Lawrence in suburban Briarcliff Manor, N.Y. Real estate salesperson Steve Kempton with RE/MAX Community in Williamstown, N.J., is still looking for a buyer for a house he listed more than 70 days ago that has a garage that was converted to a recreation room. “Its hard even to get buyers in. But theres not much we can do since the seller feels the garage is an improvement rather than deterrent and doesnt want to convert it back,” he says.
