A desire for greater affordability, convenience, healthfulness, sustainability, and old-fashioned comfort are still on the wish lists of many clients. But Connecticut architect Duo Dickinson says hes witnessing another trend: a renewed willingness to remodel. With a mind to resale value, here are eight interior design trends that experts anticipate becoming more dominant in the new year, and advice on how you can apply these predictions to your real estate business.
Therapy gardens neednt be large. In fact, a small footprint can make them easier and less costly to tend. They can be sited almost anywhere on a property, but terrain, a homeowners wish for privacy, and the amount of light needed for the desired plantings will help determine the best spot. Many therapy gardens are built in secluded places, away from a house and neighbors or at a different elevation, says Sacramento, Calif.–based landscape designer Michael Glassman.
Find out about other transportation options. Some buyers happily hop on a bus or take a subway, especially if a stop is near their home. Others will rent a Zipcar or take an Uber, Lyft, or taxi. Make sure you fully understand whats available on a regular basis and the average costs to use each service to help buyers gauge all expenses versus owning, insuring, and parking their own car. And just because the neighborhood is dense doesnt mean you should assume these options exist. Downtown Albuquerque may be walkable, but Beecher says there are few car-sharing options and a lack of reliable public transportation.
Know your markets tastes. Understand what appeals to buyers by learning which kitchen features have helped area listings sell. And if theyre present in your listing, make sure you play them up in marketing and photographs. “Youre helping to sell a lifestyle,” says Nashville-based stager and designer Kristie Barnett. Differences exist, between cities and even within them. Chicago designer Alisa Bloom, who used to flip houses, says that while the stainless steel and brass range she purchased for her home might scare off some heartland buyers, it could be a major selling point in New York or Paris. Yet for Pogonitzs on-trend Chicago clients, wild backsplashes have become a status symbol. In hipster-centric Hoboken and Brooklyn, a large cohort were drawn to the bright green kitchen countertops in a recent Jill Biggs Group listing. In New York, theres wide variation. What appeals about a downtown Manhattan loft, such as its openness and industrial vibe from edgy, rough materials, may be very different from whats considered chic in a proper, polished, and conservatively furnished uptown Park Avenue apartment, says broker Ian Katz, founder of the Ian K. Katz Group in New York.
