In general, oversized fixtures are more on trend, along with ceiling fans with lights built in, and almost all bulbs are LEDs for better performance, greater efficiency, and new smart-home applications, says Joe Rey-Barreau, an architect, lighting designer, and education consultant for the American Lighting Association. Among some of the new LED uses are in linear strips that can be installed easily inside or on top of cabinets, in bookshelves, along toe kicks in kitchens and baths, and in ceiling coves and cornices. For sellers who want to update fixtures before listing to improve how rooms show, Rey-Barreau says the number of attractive, affordable options has increased. Thats especially helpful if they must leave such upgrades behind, which of course depends on the sales contract.
Lexington Homes, a developer of townhomes and single-family homes in Chicago, uses wallpaper to woo buyers to its upscale townhome communities. “We have never worried about turning off buyers with wallpaper,” says principal Jeff Benach. But as Chicago designer Jessica Lagrange points out, wallpaper is an expensive, highly individual decorative treatment. Theres a chance that the choice may not be a good fit for every buyer. If a resale is in a homeowners immediate future, they should have a game plan for its potential removal, she says. More attention is being paid to using all outdoor areas, including urban rooftops. But working on outdoor spaces that are high up adds additional challenges. Make sure your clients consult a structural engineer to determine how much furniture, decking, and soil a terrace, balcony, or roof can support and how to transport those items up top. Where an elevator may not be large enough, a crane is required, which increases costs, says landscape architect Marc Nissim, owner of the Harmony Design Group in Westfield, N.J. Landscape designer Amber Freda, whose eponymous firm is based in New York, helped clients with a garden in that citys West Village neighborhood where restrictions limited them to 35 pounds per square foot. The building also didnt have an elevator. Her solution: lightweight potting soil and custom red cedar planters.

Garage prices vary according to the size, style, materials, foundation required, storage options, types of doors, and who does the work—an architect, design-build firm, or contractor. A “typical” 20-by-20-foot, two-car, detached garage with vinyl siding and shingle roof usually ranges between $20,000 and $38,000, says Uday Khedkar, president of Danleys Garages in Northbrook, Ill. Popular improvements such as panelized wall and ceiling systems and snap-together floor tiles could add close to $10,000, says Skip Barrett, head of GarageTek in Plainview, N.Y. But prices can go much higher, even approaching median home prices. Chicago architect Allan J. Grant is currently designing a three-car, 30-by-20-foot freestanding garage with cedar shake siding, a concrete slab floor, heating, electrical outlets, and special doors on a North Shore suburban lot to match an Arts & Crafts style home. The contractors estimate came in at $250,000, Grant says. “We were all surprised,” he says.
