Ceilings dont have to be a flat plane, though its certainly easier and less costly to make this decision before construction or during a major remodeling and in a one-story space. Van Winkle has found coffered ceiling treatments are attracting a lot of attention these days among consumers. That could mean a pitched, vaulted, or arched shape that rises upward and provides a greater sense of airiness, drama, and light. Homebuyers who purchase townhomes in communities developed by Chicago-based Lexington Homes are increasingly requesting to upgrade to ceilings with volume, particularly tray designs in master and secondary bedrooms, says sales director Todd Lesher. “Ceiling upgrades are one of the most common selections we encourage buyers to make, as they do not add a lot of cost, but make a big impact,” he says. “Buyers like that the volume helps open up the space and make the rooms seem larger and more expansive.” Key to adding any volume to a ceiling is carefully considering the relationship of the elements to the size of the room to maintain proper visual scale, says Zuber. “You never put a tall ceiling in a small space or a short ceiling in a large room,” he says.
Landscape designer Laurie Van Zandt, founder of The Ardent Gardener in Huntsville, Utah, finds her clients with smaller yards are just as happy. “Most want to putter [in the yard] but dont want to be gardeners,” she says. More clients want to sit with a cup of coffee or glass of wine and enjoy their outdoor space than be wedded to the ongoing weeding and maintenance that larger gardens often require. However, gardens shouldnt be done away with completely. Greenery in small or large doses benefits a home owners physical and psychological well-being, and it may also help sell a listing faster and for a better price. In New York, Amber Freda, a landscape designer who founded Amber Freda Garden Design 15 years ago, has seen her business grow steadily. “The amount of finished outdoor gardens rather than raw spaces has increased. They definitely are a selling feature, especially when they have some features such as outlets for electricity, faucets for water, and a gas line for a grill,” she says.
Another builder that focuses on large luxury homes takes the concept a step further by giving the pajama lounge some of the best views in the house. Architect Paul Fischman of Miami-based Choeff Levy Fischman puts the spaces near bedrooms on the second level so they overlook water views, as most of their houses face the ocean or intracoastal waterways. And even when a site seems impossibly tight, Lexington Homes has found a way to squeeze in these spaces. The Chicago builder is adding pajama lounges to the three-story townhomes its constructing in the citys Avondale neighborhood, on the third floor near the master bedroom suite. “The idea,” says co-principal Jeff Benach, “is that children whose rooms and bedroom are on the second floor will come up to the parents level so all can hang out together.” For those parents who dont want to climb an extra flight of stairs, the master suite and flex room might be switched with the second-floor childrens bedrooms. The floor on which the flex space is placed is less important than ensuring that theres a bathroom close by, Benach says.
Know your markets tastes. Understand what appeals to buyers by learning which kitchen features have helped area listings sell. And if theyre present in your listing, make sure you play them up in marketing and photographs. “Youre helping to sell a lifestyle,” says Nashville-based stager and designer Kristie Barnett. Differences exist, between cities and even within them. Chicago designer Alisa Bloom, who used to flip houses, says that while the stainless steel and brass range she purchased for her home might scare off some heartland buyers, it could be a major selling point in New York or Paris. Yet for Pogonitzs on-trend Chicago clients, wild backsplashes have become a status symbol. In hipster-centric Hoboken and Brooklyn, a large cohort were drawn to the bright green kitchen countertops in a recent Jill Biggs Group listing. In New York, theres wide variation. What appeals about a downtown Manhattan loft, such as its openness and industrial vibe from edgy, rough materials, may be very different from whats considered chic in a proper, polished, and conservatively furnished uptown Park Avenue apartment, says broker Ian Katz, founder of the Ian K. Katz Group in New York.
