Why its happening: Affordability is in great demand, with rising home prices and a shortage of desirable downtown locations. “Whats needed is more dense land planning, common outdoor space, greater acceptance of attached homes, and sometimes doing without a garage,” says architect Bill Ramsey with KTGY Architecture and Plannings Denver office. Whats considered livable yet affordable often needs to be larger than tiny homes, most of which are less than 500 square feet. John Hunt, president of Atlanta-based MarketNsight, a research firm focused on the building industry, thinks theres a more viable option: microhouses, which range from 500 to 1,000 square feet. They fit community codes for permanent housing, unlike tiny homes that often must be built atop trailers due to their modest square footage. Microhouses also offer equity, unlike rental microapartments. They can be constructed as narrow townhouses or as a one-story, single-family designs. Home builder Jim Chapman Jr. recently received approval from the city of East Point outside Atlanta for 40 microhouses, each between 500 and 1,000 square feet on a 7.69-acre historic downtown site. Prices will start in the high $100,000s.
An updated, stylish kitchen is said to improve a homes value and its odds for quick resale. At the same time, its helpful if a listing is something of a blank slate. “Its critical that a prospective buyer see themselves in the space—or at least be able to see the possibility of that,” says John Nations, construction manager for New Pointe Communities, a custom residential developer in San Diego. Here are five ways to showcase a ceiling. Use them sparingly—certainly not in every room—to avoid visual confusion. “Otherwise, the concept may lose its specialness,” Pickell says. This is the least expensive way to make a ceiling stand out and alter its look without major architectural change. New homes often feature the same white color on walls and ceilings, but broker Matt van Winkle with RE/MAX Northwest in Seattle recommends painting the ceiling slightly lighter than whats used on the walls to add depth. Generally, he advises steering clear of bold colors, except in childrens rooms.
Price the listing competitively. Be sure to compare apples to apples—if you look at comparable houses without garages, youll get a lower listing price and appraised value than those with garages. How much less depends on the importance of this feature in the area. In Roachs Sarasota neighborhood, most homes are built with garages since buyers want to protect their cars from the sun and oxidizing salt, have a place to store their beach gear, and protect their possessions from vandals if they head north for an extended period. Therefore, she says the absence of a garage can decrease the appraised value by as much as 20 percent. But those whove been priced out of certain neighborhoods may find the savings appealing.
